1530 Real Estate assists ProDelta Real Estate in the sale of a logistics cross dock to Palmira

Palmira Capital Partners (Palmira) has acquired another property for the European Core Logistics Fund (ECLF). The seller is ProDelta Real Estate. The parties have agreed not to disclose the purchase price.

The acquisition concerns a logistics cross dock location, of which the office was completely renovated in 2019 and is located at Maxwellstraat 5 in Ede. The property is located on Business Park Frankeneng near the junction of the A12 and A30 freeways. From the business park, The Randstad, the Ruhr area and northern Germany are very easily accessible. The property is situated on a plot of approximately 36,000 sqm and consists of approximately 20,900 sqm of warehouse space and 2,100 m² of office and social space. The property is fully leased for approximately 8 years.

Palmira was assisted in the transaction on legal and tax matters by Dentons. Drees & Sommer provided advice on engineering, Nova Ambiente was responsible for environmental matters and ESG monitoring. Q.G.M. Law acted as notary in this transaction. ProDelta Real Estate was assisted legally by Loyens & Loeff and commercially by 1530 Real Estate.

As a pan-European fund, the ECLF focuses on institutional investors and targets an equity volume of at least €350 million. In total, investments of approximately € 650 million are possible. Palmira previously acquired 6 properties for the fund in 2021 (Linz, Austria; Lodz & Gliwice, Poland; Norderstedt & Ottmarsheim, Germany, and Dronten, Netherlands).
