URBZ Capital, in collaboration with NW1 Partners, has acquired a cross-dock logistics distribution center in Nieuwegein from PATRIZIA. The property comprises a cross-dock facility of approximately 10,633 m² and a plot of approximately 20,000 m². It is situated on a business park in Nieuwegein, one of the most sought-after logistics locations in the Utrecht region. The combination of a strategic location and a short remaining lease term offers an attractive opportunity for repositioning and value creation in the short term.

URBZ Capital intends to thoroughly renovate and make the building more sustainable, so that it aligns with modern logistics standards, before offering it to the market again. The upgrades focus on improving operational efficiency, sustainability performance, and the overall quality of the property, fitting the growing urban economy of the Utrecht region.
